What do I need to do to use the Property Data Display?

The Property Data Display is already enabled for your account as long as you are located within the US. To get started, click or tap Property Data from call booking, a location records, a job record, right click from the Dispatch Board, or while viewing a job on ServiceTitan Mobile.

What can I do with the Property Data Display?

Use the Property Data Display to learn important details about a property, including its age, square footage, and more to drive better business decisions. Your customer service representatives can use it to save time and identify key opportunities, your dispatchers can use it to choose the right technician for the job, and your technicians can use it to come equipped and ready to provide a great customer experience.

Can I use the Property Data Display to learn more about properties in Canada or properties outside the US?

Currently, the Property Data Display shows you data about and can only be used from the United States.

What data does the Property Data Display provide?

You can see different types of property data, including the total lot size of the property, how many rooms are present on the property, the heating and cooling methods used by the property, and more. Where does the data in the Property Data Display come from?

The data you see in the Property Data Display comes from a third party who collects U.S. residential and commercial property information from local county assessor and recorder offices. Currently, the Property Data Display contains data for more than 155 million properties across the U.S.

How often is the data in the Property Data Display updated?

The data in the Property Data Display is updated monthly. However, because some counties publish property data more infrequently than others, not all data is updated at the same time.

Why are some fields in the Property Data Display blank?

What you see in the Property Data Display depends on the availability of data provided by local assessors. Some data may not be available for certain areas. Also, because different assessor offices publish new data at different times and to different degrees of precision, the frequency of updates and the level of granularity varies from county to county.

Will the Property Data Display have more data in the future?

Yes. We are actively working with our data partner to further expand the data shown and what you will be able to do with it in the future.

Why is the estimated market value in the Property Data Display different in other websites?

Many real estate and property data websites have their own, unique property valuation algorithms, which are often an educated guess at the current market value of the property. The market value in the Property Data Display is determined by historic appraisals from public records.

Note: The estimated market values provided by any source (e.g., within ServiceTitan, Zillow, etc.) are a good starting point to determine home values, but users should not consider them to reflect current-state appraisals in any way.

Can I enable or disable the Property Data Display for certain roles or employees?

Yes, you can give or revoke access to the Property Data Display by updating employee or role permissions. To do this, simply enable or disable the See Property Data permission for an individual employee or role.

Can I export property data?

No. The data you see in Property Data Display cannot be exported from ServiceTitan.

Why didn't ServiceTitan integrate with a provider like Zillow?

ServiceTitan chose not to integrate with a different property data provider because of integration requirements and limitations many other providers impose.

Why doesn't the property information in Property Data Display match what I see from other property data providers?

We receive property data from a third party, who collects data from local county assessor and recorder offices throughout the country. The data you see in Property Data Display is the most factual set of attributes available about any given property. However, you may see some differences in the data when compared against other data provider websites for multiple reasons:

  • Frequency of public record updates: Counties often publish data at irregular intervals, and can be published as often as daily to as long as annually. The Property Data Display updates once each month with new data as it becomes available.

  • Other sources: Other data sources supplement public records data with information submitted by brokerage agents and other users, which can change the data other providers show you.

  • Addresses: Occasionally, Property Display Data may show data for the wrong address. This can happen if a land parcel was divided recently, or if there are two similar addresses in the same area. If you notice that the data is not correlated with the correct address, please fill out and submit this form: Review Request: Property Data in ServiceTitan.

  • Historical data: Some data sources rely on data from brokerage agents, and often display information about a property generated when the property was last sold. For older properties, this can mean that the property details are outdated compared to public records about the property.

Can I submit updates to property data?

At this time, Property Data Display uses data collected solely by our third party provider.

Who should I contact if I believe some information is incorrect?

Can I use this data for ServiceTitan Marketing Pro?

Not yet! Stay tuned to our release notes for Property Data Display updates.

Do I need to "validate" the address before seeing property data?

No. Although validating addresses is good practice, you do not need to validate an address before using the property data feature.
