Overview
The Pricing Tool allows you to calculate markup and margin directly in your account, eliminating the need for third-party calculators. It provides real-time profitability insights during the estimate process, helping you price jobs accurately, reduce risk, and make confident decisions.
Who uses this feature
Administrators, accountants, managers
Primarily for Commercial Service/replacement, and Commercial Construction business types. Applies to all business types
Feature configuration
This feature is currently in Private Preview and available for specific accounts. It is subject to change. If you want to enable this feature for your account, reach out to your CSM.
Account configuration is required to use this feature. Please contact Technical Support for details.
The View Markup/Edit Markup and View Margin/Edit Margin permissions are required to use this feature. Please contact the account administrator on your team.

Pricing Tool overview
Use this tool to calculate your markup and margin percentages before selling an estimate to understand its profitability
Search for and open the unsold estimate you want.
From the estimate screen, click Use Pricing Tool.

On the Pricing Tool screen that opens, review and adjust fields such as Markup, Margin, and Price.
Tip: Updating one field automatically adjusts the others.
Header overview
On the Pricing Tool screen, you can see and update the following:
Cost: Estimate's total cost.
Markup: Percentage applied to the total estimate cost.
Margin: Percentage of the estimate's selling price that is profit.
Price: Estimate's total amount.
Profit: Amount remaining after costs are subtracted from the estimate's price.
You can edit the Cost, Markup, Margin, and Price columns. If you update any of these fields, other fields are updated accordingly.
Note: The tool calculates values automatically based on the estimate's cost and price.
Filter items
View the estimate's items in a table and update them as needed. To view the items, you can filter them by:
Item: Items and item groups. Item groups can be expanded to see all items within the group.
Item Type: Filter items by their type, such as material, service, equipment, etc.
Category: Filter items by the category they're grouped under.
Budget Code: Filter items by the budget codes they're assigned to.

For quick actions, you can perform the following;

Edit Mode: Activate the editing mode to update the prices.
Audit Trail: See the history of updates made through the pricing tool.
Allocations and Rounding Rules: Allows you to distribute overall markup or margin adjustments proportionally across estimate line items and automatically round totals or item prices.
Expand all: Expand all the items/item groups to show details.
Item details
View more details about each item in the table. You can update the Markup, Margin, Price, or Profit by individual items, but you cannot edit Cost. If you have item groups, click the dropdown to view each item's details.

You can update any column per item or per item group, except the cost column. When everything looks good, click Apply Changes to save them.
