# Use property data

## Overview

Use property data to drive business decisions and improve business outcomes:

- Customer service representatives (CSRs) can use property data to save time and identify key opportunities.
- Dispatchers can use property data to choose the best technician for the job.
- Technicians can use property data to arrive equipped and ready to provide the best customer experience.

## Things to know

- Front office employees can use property data by default. For technicians, the *View Property Data* permission is required.
- The *Property Data Display* is only available to accounts within the United States. It doesn't include data for US territories.

> **Note:** To view property data in ServiceTitan, your country must be set to **United States** in **Settings > Your Account > Company Profile**.
- Data availability and completion varies between counties due to different county reporting requirements. Some data may be unavailable or incomplete for certain counties.
- The data shown in the *Property Data Display* is provided by a third party and comes from property information from local county assessor and recorder offices. Because of this, some property data details, such as estimated market value, may differ from other data providers, such as Zillow or Redfin.
- The age of a property is a leading indicator of equipment age, which can help you determine the potential value of a job. For example, properties nearing 15 years old tend to require major HVAC services or other high-value jobs. Other data points, like square footage, can make it easier for CSRs and technicians to quickly build estimates for a job.

## Best practices

When viewing property data, we recommend that you:

- Check to see if the property is owner-occupied or not.
- Check the age, square footage, and value of the home to see if there's an upsell opportunity.

## Use the Property Data Display

You can access the *Property Data Display* from the following places in ServiceTitan:

- The *Call Booking* screen
- The Dispatch Board
- Job records
- ServiceTitan Mobile

### Call Booking

1. Go to the navigation bar and click **Calls**![](https://cdn.document360.io/961862ab-d0f2-4d91-bb62-a62ee8184eff/Images/Documentation/icon-gnav-calls-inactive.png)****.
2. Search for or create a new customer.
3. Select the service location. If the location record opens, close it.
4. Click **Property Data** to see details about the customer’s location.

### Dispatch Board

1. Go to the navigation bar and click **Dispatch**![](https://cdn.document360.io/961862ab-d0f2-4d91-bb62-a62ee8184eff/Images/Documentation/icon-gnav-dispatch-inactive.png)****.
2. Right-click a job appointment on the board and select **View Property Data** to see details about the customer’s location.

### Job record

1. Go to the job record using [search](/v1/docs/use-search-in-servicetitan) or open it from the Dispatch Board.
2. In the *Service Location* section, click **Property Data**to see details about the customer’s location.

### ServiceTitan Mobile

Open the job and then click **Property Data**.

## Information provided by the Property Data Display

The *Property Data Display* shows property details across four categories:

- **Assessor Details:**Details from the tax assessor’s office, including whether or not the property is occupied by the owner, the year built, the assessment year, and the tax assessed value.
- **Property Details:**High-level details of the property, including the address, the property type, and the lot size.
- **Interior Details:**Interior details of the property, including the total number of stories, bedrooms, bathrooms, and other rooms.
- **Construction Details:**Details about the property’s construction, including the architectural style, the materials used, and the heating and cooling methods.

### Assessor Details

| Property Detail | Description |
| --- | --- |
| **Owner Occupied** | This field indicates whether or not the property is occupied by the owner. It can be owner-occupied, not occupied, or unknown. |
| **Year Built** | The year the primary structure on the property was built. |
| **Assessment Year** | The year the property was originally assessed. |
| **Tax Assessed Value** | The total assessed value of the property by the tax assessor’s office. |
| **Market Value Year** | The year the property’s market value was last assessed. |
| **Estimated Market Value** | The total estimated market value provided by public offices. > **Note:** This value does not reflect formal appraisal based on current conditions. |
| **Last Sold Date** | The date of the most recent sale of the property. |

### Property Details

| Property Detail | Description |
| --- | --- |
| **Full Address** | The full address of the property is listed at the top of the screen. |
| **Property Category** | The general category the property falls into; residential, commercial, or other. |
| **Property Type** | The description of how the property is used. For example, office building. This can change from property to property because it's determined differently in different areas. |
| **Remodel Year** | The most recent major structural change made to the property. |
| **Building Area Definition** | How the building area is measured. For example, total area. This is measured differently by individual counties and may define the living area, heated area, or gross area. |
| **Building Area (Sq. Ft.)** | The area, in square feet, of all occupiable structures on the property. |
| **Gross Area (Sq. Ft.)** | The area, in square feet, of all structures on the property, including non-occupiable areas. |
| **Lot Size (Acres)** | The lot size of the property in acres. |
| **Lot Size (Sq. Ft.)** | The lot size of the property in square feet. |
| **Garage Type** | This field indicates whether or not a garage is present on the property. If a garage is present, this also includes other garage details, such as if the garage is attached or not. |
| **Garage Size** | The size of the garage in square feet. |

### Interior Details

| Property Detail | Description |
| --- | --- |
| **Stories** | The total number of stories on the property. If there are multiple buildings on the property, this field indicates the total number of stories across all buildings. |
| **Bedrooms** | The total number of bedrooms on the property. |
| **Bathrooms (Full & Partial)** | The total number of bathrooms on the property, including partial bathrooms. |
| **Partial Bathrooms** | The total number of partial bathrooms on the property. |
| **Total Rooms** | The total number of rooms, including bedrooms, on the property. This is measured differently by individual counties and may reflect bedrooms, bathrooms, offices, or a combination of these. |

### Construction Details

| Property Detail | Description |
| --- | --- |
| **Foundation Type** | The type of foundation used for the primary structure on the property. |
| **Structure Style** | The structural style or the presence of specific architectural elements on the property. |
| **Cooling Type** | The method or system used by the property for cooling. |
| **Heating Type** | The method or system used by the property for heating. |
| **Heating Fuel Type** | The primary fuel used by the heating system on the property. |
| **Fireplace Type** | The type of fireplace present on the property. |
| **Fireplaces** | The total number of fireplaces present on the property. |
| **Roof Material** | The primary material used to finish the roof of the property. |
